1. PHASE CONSTRUCTION INSPECTION

To get the most value, inspections should be performed at key stages during construction—not just at the end.

We offer a complete 3-phase new construction inspection process in Austin and surrounding cities:

PHASE 1: PRE-POUR INSPECTION

Before the foundation is poured, this inspection evaluates the initial setup of the structure. This stage is critical because once concrete is poured, corrections become significantly more difficult.

During this phase, we review:

  • Site preparation and grading

  • Formwork and layout

  • Reinforcement placement (rebar, post-tension cables where visible)

  • Plumbing rough-in (if installed at this stage)

This inspection helps ensure that the foundation is prepared in alignment with construction plans before the pour. We recommend this inspection take place 1-2 days before the concrete is poured.

PHASE 2: PRE-DRYWALL INSPECTION

Before walls are closed, this is your best opportunity to evaluate what’s behind them. Once drywall is installed, many critical systems are no longer visible.

During this phase, we inspect:

  • Framing and structural components

  • Electrical rough-in

  • Plumbing rough-in

  • HVAC ductwork and installation

  • Window and door installation​

This stage is very important because it's the only time we can see how the structure and major systems are installed before they are concealed. After sheet rock is installed, it is very expensive to make corrections. We recommend this inspection take place 1-2 days before drywall is installed.

PHASE 3: PRE-CLOSE INSPECTION

Before you move in, a pre-close inspection provides a comprehensive evaluation of the home and identifies the issues builder needs to fix before closing.

 

This inspection is similar to a standard home inspection and includes:

  • Roofing systems

  • Exterior components

  • Interior finishes

  • Electrical systems

  • Plumbing systems

  • HVAC systems

  • Appliances

This helps you identify items for your builder to fix before closing. We recommend this inspection take place two days to a week before the final walkthrough.

2. END OF CONSTRUCTION 11-MONTH WARRANTY INSPECTION

This Inspection Includes an In-Depth Inspection As The Pre-Close Phase-3 Inspection Above So You Catch Issues Before Your Builder Warranty Expires.

The Inspection That Keeps Builder Accountable & Your Wallet Happy

Don't postpone the 11-month warranty inspection, because this is about the time issues start coming up as the home settles and systems are used.

 

By scheduling the inspection in the 10th or 11th month, you allow ample time for the builder to fix identified issues, on their dime, before the standard one-year warranty expires.

A professional, independent inspection report provides documented proof of issues to present to your builder, ensuring that defects are corrected rather than ignored.

These are some common issues:

 

  • Interior and Structural: Cracks or nail pops in drywall, sticking doors/windows.

  • Plumbing & Electrical: Leaky pipes, slow drains, poor water pressure, and faulty GFCI outlets.

  • Roof and Attic: Missing, damaged, or poorly installed shingles, improper roof flashing, and leaks.

  • HVAC System: Poor airflow, duct leaks, and noisy units.

  • Exterior and Foundation: Improper grading (water pooling), foundation cracks, and cracked mortar.
